A commercial mortgage is a loan secured against the property being purchased. This could be for business premises, a development project or to purchase land. There are flexible options on how much you can borrow and over how long.

Invoice Finance provides early access to the funds owed to you in unpaid invoices. Whilst you’re waiting for invoices to be paid by your customers, the funder can advance up to 90% of the invoice cash value to you, typically within 24 hours with some funders.

Hire Purchase lets you pay for an asset over an agreed period of time. It’s flexible, with a range of options for deposit amount, repayment amount and frequency.  As all terms are agreed upfront, Hire Purchase also gives protection against any increase in interest rates.

 

Benefits:

  • Simple budgeting with fixed interest and repayments

  • Interest element of payments can be registered as a business expense

  • Cost of the equipment can be tax allowable through Annual Investment Allowances or Writing Down Allowances

A Finance Lease gives access to the latest equipment for periodic payments that can be offset against taxable profits. The initial cost is also low, because all payments are spread across the whole repayment period and VAT is collected with each rental amount.

Benefits:

  • Low initial cost with all payments (including VAT) repaid across the contract period

  • Tax efficient because asset repayments count as a business expense

  • Allows for accurate budgeting

An Operating Lease is a smart way to access and operate the latest equipment with minimal risk. At the end of the contract the equipment is returned to the funder. If all return conditions are met, there’s nothing more to pay.

Benefits:

  • Low total cost and low initial cost, with all payments (including VAT) repaid across the contract period

  • Tax efficient as asset repayments count as a business expense

  • Allows for accurate budgeting

  • Maintenance and other costs can be included in the repayment plan

Re-financing allows you to use the value in assets you already own, in order to release funds.

 

Benefits:

  • Can be used to fund projects that fall outside of typical asset finance; borrowing money to carry out building work, buy land, or something else

  • Simple and works like hire purchase agreement but security but with taken against the assets you re-finance

  • Even if there is outstanding finance on the equipment you are re-financing, this can be cleared by the funder and is deducted from the value they place on the equipment.

As the loan is unsecured you will only need to provide proof of expenditure, making the application process simple. The loan amount will be paid directly to you to allow you to pay your supplier(s).

Benefits:

  • Loans can be used to fund projects and other assets that fall outside of typical asset finance categories

  • Flexible long-term payment plans (up to 7 years)

  • Cost-effective loan options

If your agricultural business needs to borrow at least £10,000 for the purchase of inputs such as fertiliser, this can be borrowed over 12 months.

If you have a wind turbine or other renewables with a significant upcoming operation and maintenance cost, you can borrow between £25,001 and £50,000 over 5 years to support this activity.
